Short summary An SME from Poland, an investment broker for VIP clients, specialises in planning, coordinating and executing real estate development projects. The firm is looking for investors - and agents who can bring new investors - ready to participate in its projects. It offers projects in favourable locations, with scenic views and good transportation access. They are suitable for residential, commercial and heavy industry development. Full description A company from north-west Poland operates as an investment broker helping partners (companies and individuals) to invest in the following industries: aviation, yachting, luxury apartment and real estate development. It specialises in planning, coordinating and executing multinational real estate development projects. It has experience working with foreign partners from i.a. Belgium, China, Germany, Spain and the USA. The firm offers new investment opportunities and searches for partners ready to participate in its real estate development projects. One such investment is the development of a sailing and leisure resort by the Szczecin Lagoon, near the Baltic Sea and large cities such as Berlin and Szczecin. The #real #estate #investment company INVL Baltic Real Estate group signed an #agreement on the sale of a property holding in Latvia consisting of a building with 12,800 square metres of warehouse space. The buyer of the property is Bohnenkamp, one of Europe’s largest suppliers of tyres and wheels for industrial and agricultural equipment, which was the main tenant of the building prior to the #transaction. “We are pleased with this transaction, both because it will have a significant positive impact on our financial results and because we will be able to use its proceeds for further investments in our Lithuanian properties. That will allow us to further increase the company’s asset value and the return to shareholders. Part of the proceeds will also be used to repay a bank loan in Latvia,” says Vytautas Bakšinskas, the real estate fund manager at INVL Asset Management, which manages INVL Baltic Real Estate. The time has come to read a very interesting report: the GREENTECH REPORT POLAND 2024 prepared by Accelpoint, Taylor Economics in partnership with PKO BP, and EIT Climate KIC   We are delighted to see the presence of three of our portfolio companies (Solwena, The SmokeD wildfire detectors, and Waste24) in the cited report. EEC Ventures is at the forefront of green VC funds, as proven by the number of portfolio companies mentioned in the report in relation to the total number of all companies in the portfolio.   Our companies have verified and confirmed the market value of the technologies and their products. They have also established partnerships with large regional or global players, and their revenues are growing.   Both The SmokeD wildfire detectors and Waste24 are already generating revenue in foreign markets. Solwena is working with major international corporations and is in the process of negotiating agreements that will result in revenues from abroad. The report contains a very thorough analysis, starting from the good definition of concepts such as greentech, cleantech, climatetech, and many interesting analyses. The report paints a picture of a young and delicate ecosystem. Quantitatively, the community of 133 "green" startups is indeed a very small percentage compared to the 4,900 technological companies in Poland. These startups are in the early stages of development, they still have modest revenues, and individual investors dominate among the investors. VC funds associated with PFR Ventures are among the largest capital donors This early stage of the system is likely the reason why less than one-third of the described startups have sought R&D funding, which is usually an appropriate source of financing for projects at this stage. It is also surprising to note that Hungary and Lithuania have attracted more investment in this sector than Poland. Reading the entire report is highly recommended.

The #real #estate #investment company INVL Baltic Real Estate had a consolidated net #profit of EUR 1.02 million in the first three quarters of this year, 2.2 times more than in the same period last year when the net profit was EUR 0.46 million. “The company continues to maintain very high occupancy at the commercial properties it owns and to successfully grow operating income. Moreover, in October we signed an agreement on the sale of a 12,800-square-metre warehouse building in Latvia. The transaction will have a positive impact of EUR 1.6 million on the company’s operating results. That will be reflected in the results for the last quarter of the year when the deal is completed,” says Vytautas Bakšinskas, the real estate #fund manager at INVL Asset Management, which manages INVL Baltic Real Estate. Sharing the knowledge! RE Academy (NT Akademija) organized by Lithuanian Real Estate Development Association plays significant role for real estate professionals in Lithuania. It lasts about 3 months and 23 most recognised lecturers from various RE fields share their knowledge from practical experience about most important topics that real estate market participants typically face with: from principles of urban planning, architecture, philosophy of cultural heritage to legal environment in RE industry, business plan development and budgeting, sustainability, sociocultural principles, financing the RE projects and other. I feel excited to be part of this movement taking the role of lector already for the 6th time. The time flies fast but the interest about sustainability and ESG remains strong. I think that people have a better understanding of BREEAM, LEED and other certification systems, as well as sustainability principles, at the same time the market is developing, new needs and demands from market participants are emerging, there is a greater motivation to manage sustainability and ESG principles at the company level.
